What to Expect as a Buyer

Meet with me to discuss the type of home you're looking for, including style, size, and location

Determine how you will be buying your new home: Cash or Mortgage. If purchasing with cash you will need proof of funds to submit with your offer. If applying for a mortgage you will need a pre-approval to submit with your offer.

Get your Pre-Approval: Knowing what you can afford is critical to a successful home buying experience. Shop around and get quotes from several loan officers. You will need pay stubs, W2s, and bank statements.

Search for Homes: The fun part!

Make an Offer: I will prepare your offer based on the price and terms you choose and go over it with you in detail.

Contract & Negotiation: The contract gets sent to the sellers agent and negotiations begin. It may take a few tries to get it just right.

Under Contract: You and the seller have agreed to the price and terms. Next 5 business days is considered the attorney review period. During this time you will have your home professionally inspected by a home inspector and will make any requests with the guidance of your attorney to have things repaired or ask for a credit. Be aware, the seller is not obligated to agree to your requests.

Final Details: Perform due diligence, lender orders the appraisal if obtaining a loan and review terms with the lender. Contact utility companies and the post office to start new service the day of closing and change your mailing address.

Preparing for Closing: Once the closing has been scheduled, we will set up a time to do a final walk through of the property. We will walk the property together and ensure everything is properly working and there is no damage to the property. Also, if wired funds are required, you will set this up with your bank prior to the closing, preferably the day before.

Closing: This is the transfer of funds and ownership….and the keys! Congrats!
