What to Expect as a Seller

Initial call: During our initial call I will get detailed information regarding your home and we will set up a time to meet.

Meet with me at your home: At our appointment I will tour your home and take notes. I will provide you with a CMA (Comparative Market Analysis) of your home and go over that in detail to help you decide the best asking price. This appointment will be educational and help you identify your next steps.

Listing agreement: Once you decide you would like to proceed, you will sign a listing agreement.

Prepare Your Home: View your home through the eyes of the buyer and ask yourself what you'd expect. I will offer some useful suggestions to help make your home more marketable. Less is usually best!

Professional Photos/Drone: Once your home has been prepared to sell, the professional photographer will come photograph your home.

List It For Sale: When everything is in place I will put your home on the MLS. It's critical you make it as easy as possible for potential buyers to view your home.

Showings: Potential buyers may ask to see your home on short notice. It's best if you can accommodate these requests, you never want to miss a potential sale.

Offers and Negotiation: If everything goes well, a buyers agent will present me with an offer.

Choosing an Offer: I will present the benefits and risks of all offers. You will have the opportunity to either accept, counter, or reject any offer based on its terms. This may take a few negotiating rounds to get it just right.

Under Contract: At this point, you and the buyer have agreed to all of the terms of the offer and both parties have signed the agreements.

Inspection: The buyer will usually perform a physical inspection of the home by a licensed home inspector. They may even ask you to make certain repairs or ask for a credit. Your attorney will explain all of your options regarding the inspection.

Final Details: While under contract, the buyer will work with their mortgage provider to finalize the loan and perform other due diligence.

Closing: This is the transfer of funds and ownership. Depending on when the buyer moves into the home you will need to be all packed up and ready to move. Congrats on selling your home!
